Nothing here binds until a roof is measured and a quote is signed.
These terms take effect on October 2, 2026. They cover this website and the way a free roof inspection quote in Miami turns into a job.
Each clause is one row. Read the plain-words column first, then the reason a roofing contractor in Miami FL needs the clause at all. Prose only where a table cannot carry it.

Read across. The middle column is the version we would say standing in your driveway. The right column is the reason the clause exists, usually because we have seen it go wrong on someone else's job.

Sec 03 Warranty
Roof replacement warranty in Miami: two kinds, and neither lives on this website
Every roof replacement in Miami carries two separate kinds of cover. One comes from whoever made the shingle, tile or membrane. The other covers how it was put on. People mix them up constantly, and the confusion surfaces the first time a roof leaks.
Manufacturer warranty
Shingles, underlayment, TPO, modified bitumen, coatings and tile come with the maker's own warranty. We pass it through to you exactly as the manufacturer issues it. We do not extend it, shorten it or reword it. Its length, what it excludes and whether it needs registering are set by the manufacturer's document, and we hand you that document with the job file.
Some product warranties depend on installation to the maker's published method and on the approved system for the High Velocity Hurricane Zone. We install to that method so the warranty stays valid. A "30-year shingle" is a product rating; read the paper for what it actually pays for.
Workmanship cover
Cover for our own labor is whatever the signed written contract for your job states. That means the period it runs for and the things that void it. Nothing more and nothing less.
This site makes no blanket workmanship promise. If a contractor's website quotes you a warranty term, ask to see it in the contract. Ours will be there or it does not exist.
Sec 04 Notes the table cannot hold
When the contract and this page disagree
The signed contract wins. Every time. This page governs your use of the website and explains how we work; the contract governs a specific roof at a specific address. If a clause above says one thing and your contract says another, the contract is the document that applies to your job.
Commercial work follows the same order of steps as residential. A flat roof on a warehouse still gets walked, cored where the substrate is in doubt, and quoted per square by system: modified bitumen, TPO or coating. Property managers sometimes ask for a number to put in a budget before the roof has been seen. We will give a range of how such a job is priced and say clearly it is not a quote. The quote comes after the inspection.
We price roof repair in Miami per repair, not per hour. If the inspection shows the leak is the symptom of a roof at the end of its life, we say so in writing, quote the repair you asked for, and quote the replacement separately. You choose. We do not refuse a repair because a replacement would earn more.
