SEC 03 Where Miami roofs actually fail

The leak is rarely where the stain is.

Most leaks we chase in Miami start at the flashing, not the tile. Water gets in at a joint, runs along the underlayment or a truss and drips out six feet away. A good roof leak repair in Miami follows the water back uphill. Here is where we usually find it.

Flashing at walls and pipes

Step flashing where a roof meets stucco, the apron at a parapet, the boot around a plumbing vent. Aluminum corrodes, sealant dries out after a few summers and the nail heads back out. This is the single most common source we trace. We replace the metal. We do not smear mastic over it.

Underlayment under tile

Concrete tile can look perfect from the street while the felt beneath it has turned brittle and split. Tile sheds most of the water. The underlayment is what keeps the house dry. When it goes, lifting a few tiles shows it straight away, and that is why we lift them on every tile inspection.

The plywood deck

A slow leak left for one rainy season delaminates a sheet of plywood. You feel it as a soft spot underfoot. Rotten plywood is quoted per sheet, in writing, before the tear-off starts, so the number cannot grow once the old roof is in the dumpster.

Drip edge and fascia

Missing or short drip edge lets wind-driven rain curl under the first course and rot the fascia board. Cheap to install during a reroof. Expensive to ignore.

Ponding on flat roofs

A flat roof that holds water 48 hours after rain is not a flat roof. It is a pond with a ceiling under it. Flat roof repair in Miami usually means fixing the slope to the drain first, then the membrane.

A repair can go from step one to step four in a short visit. A full reroof takes longer, mostly because of permitting and the weather. Either way the order does not change.

SEC 06 What we will not do

Three jobs we turn down.

If you want any of these, another roofer will do them. We would rather lose the job than put our name on it.

  1. Shingles over shingles

    We do not lay new shingles over old ones. It hides a soft deck and adds weight the trusses never asked for. It also leaves the old flashing in place, which is usually why the roof was leaking.

  2. Caulk as a repair

    We will not seal a roof leak with caulk and call it a repair. Sealant has its place, at a counter-flashing reglet for instance. A tube of it run along a cracked tile or a rusted wall flashing buys one summer at most.

  3. Reroof quotes over the phone

    We will not quote a roof replacement over the phone. Reroof cost in Miami swings on deck condition, pitch, the number of penetrations and the product approval the roof needs. None of that is visible from a driveway or an aerial photo. We will happily talk through how we price on a call, then come out and measure.
