What happens next, in order.

No drip campaign, no third party calling you about financing. One roofer, one visit, one written quote.

  1. We call you backUsually to book a time and ask the two questions a form never answers: can we get a ladder to the low side, and is anyone home who can show us the inside stain.
  2. Someone gets on the roofMeasured in squares. One square is 100 square feet of roof surface, not floor plan. Pitch, valleys, penetrations and the condition of the flashing all get written down. On tile we lift pieces to look at the underlayment. In the attic, if there is access, we look for daylight and stained sheathing.
  3. You get a written quoteLine by line: tear-off, deck sheets at a per-sheet rate, underlayment type, flashing, finished surface, permit, disposal. For a repair, the specific fix and what it does not cover. If repair makes more sense than a reroof, the quote says so.
  4. You decideCompare it against anyone else's. If theirs is cheaper, look for the line that is missing. Nothing happens until you sign, and nothing is charged for the visit.

SEC 04 / The inspection

Why the free quote needs a visit and not a satellite photo.

A cracked barrel tile lifted after rain. The tile is the cheap part. The question is what the underlayment beneath it looks like.

An aerial measurement gets the square count close. It cannot tell you that the 30-year-old felt under a barrel tile roof has turned brittle, or that the step flashing behind a stucco wall was never counter-flashed. Those are the things that decide whether you need tile roof repair in one valley or a full reroof, and they swing the cost by thousands of dollars.

So the visit is the quote. For a roof leak repair we trace the water from the ceiling stain uphill, because the drip is rarely under the hole. For a reroof we count deck sheets we can already see are soft and write down a per-sheet rate for any more found once the old roof is off. That number goes in writing so the final bill is never a surprise.

One thing we ask: do not get on a wet tile roof to look for us. Wet concrete tile is slick and old clay breaks underfoot. Photos from the ground are enough.

SEC 05 / Before you call

Straight answers to the usual first questions.

Can you give me a number on the phone?

For a reroof, no. For reroof cost in Miami the honest range depends on squares, pitch, deck and material, and we only know those once we have been up. We can explain how we price over the phone, and we will.

I only want the leak sealed.

Then we find the source and replace what failed. If you want a tube of sealant run along the wall line, we are the wrong roofer, and we will say so on the call.

Do you do insurance claims?

We write up what we find on the roof, with photos, and the quote is itemized so it lines up with an adjuster's report. Dealing with your insurer is between you and them.

Commercial too?

Yes. Commercial roofing in Miami for us is mostly low-slope: modified bitumen, TPO and coatings over a sound roof. Pick "Commercial building" in the form and say whether the space is occupied during work.
